Terms and Conditions of Booking with Canadian Vacation Homes Ltd - Appendix III Renters Responsibilities: Canadian Vacation Homes Ltd has a zero tolerance policy for parties, stags or excessive noise. The owners of the property have the right to evict any guest and party, all pre-paid rents, deposits and purchases shall be considered earned and therefore be retained by the property owner and Canadian Vacation Homes Ltd. Guests will take care and respect the accommodations that have been rented through Canadian Vacation Homes Ltd.. Guests agree to report IMMEDIATELY, any damage found or caused, to the Owners of the property. Canadian Vacation Homes Ltd. caters to family and mature adult groups.

Deposit

For all periods, a deposit equivalent to 30% of the properties rental price is due upon booking your reservation.

Damage Deposit

We require a signed pre-authorization for a damage deposit of $500.00 on your credit card at check in (or one night.s accommodation, which ever is the higher amount). You must report any suspicious damage that you notice immediately to Canadian Vacation Homes Ltd. when you arrive at the property so that you will not be charged for those damages.

Canadian Vacation Homes Ltd Cancellation Policy

Cancellations received in writing more than 45 days prior to arrival will receive a full refund less the 30% deposit paid at the time of booking. Modifications to the reservation made more than 45 days prior to arrival may be possible and are subject to an administration charge of $100, which is waived in the case of an upgrade. Cancellations received in writing 45 days or less prior to arrival are subject to forfeiture of all monies paid/received. Modifications to the reservation made 45 days or less prior to arrival may be possible and are subject to an administration charge of $100, which is waived in the case of an upgrade. Modified reservations are non-refundable. A reduction in nights will be considered a cancellation and subject to the cancellation policies contained herein.

Substitution

In case of fire, sale or similar such events, Canadian Vacation Homes Ltd. reserves the right to substitute another similar property for the one which has been booked. If no other similar property is available, Canadian Vacation Homes Ltd. reserves the right to return all monies paid.

Rates

Price is subject to change without notice (prior to booking).

Number in Party

The Maximum number of guest per property must not exceed the posted capacity on Canadian Vacation Homes Ltd. website. No extra guest will be permitted on the property without the property owner's consent. The owner has grounds to evict in this matter. There is also an extra person charge that is applied.

Pets

Dependent on property, extra cleaning charges will be applied if needed.

Smoking

No smoking is permitted inside any Canadian Vacation Homes Ltd. A $200 fine will be deducted from damage deposit if there is a smoking violation.

Check-In/Check-Out

Check-in: 4:00 p.m. Check-out: 10:00 a.m. sharp. Late Check-ins If you are unable to arrive before 6:00 pm, please contact our office in advance to make special arrangements.

Cleaning of property:

Guests are required to complete the cleaning requirements that are posted in each accommodation prior to checking out. These requirements include washing and putting away all dishes, leaving accommodations organized and tidy, and taking all garbage to the disposal site. Please remember that the damage deposit will be applied to the cost of additional cleaning at a fee of $150.00. A lost key fee of $50 will be deducted from damage deposit if keys and or parking remotes are missing upon departure.

Canadian Vacation Homes Ltd. Acts as Booking Agent for Owner:

Canadian Vacation Homes Ltd. are booking agents only and specialize in the booking of privately owned vacation properties acting as agent for the owners of the properties. Canadian Vacation Homes Ltd. are agents only and do not have control nor ownership of any of the marketed properties, therefore is not liable in any way as a result of any act or omission of a owner of a represented property, the condition or state of the property.

Disclaimer:

The Owners and agents of the rental accommodations that Canadian Vacation Homes Ltd represent, shall not be held liable for any damage, injuries, illness, or weather related problems or any circumstances beyond their control occurring during or affecting a Guest's reservation or stay.

Contract between Vacation Homes Ltd and Guests:

This confirmed reservation by way of email represents notice to guest of these terms and unless the guest cancels with in a period of 48 hours of this emailed confirmation, they are deemed to have read and agreed to the above mentioned.

Confirmation:

This is part of your confirmation letter containing the standard terms regarding waiver of liability, cancellations and security agreement.
